New Build Completion Inspections

New build handover pci inspection

Our new build completion inspections are done by a licenced builder with experience building new homes. Inspections are done at Completion / Handover stage of construction as an independent for quality assurance purposes. Construction completion inspections are done in addition and do not replace the requirement or role of the principle certifying authority inspections, engineer or other professionals involved in the project. 5 days notice is generally required at booking prior to site inspection.

Practical Completion

Practical completion is the point in time when your project is completed except for any omissions or defects that do not prevent the work from being reasonably capable of being used for its intended purpose. This is also the time when your final payment is expected to be paid. Following from the practical completion date, there is generally a 2 week gap till handover which is the time you will receive the keys. Generally the 2 week gap is the time most builders will attempt rectify any omissions or defects found at the practical completion. The defects liability period which is typically around13 weeks starts on the handover date and is the time when any outstanding omissions or defects are expected to be rectified within.


Having an independent inspector conduct a defects inspection on your new home ensures you are receiving the quality you have paid for and any defects identified are in an easy to read report to present to the builder to be rectified. 




Statutory Warranty Defects

The warranty period is 6 years for a breach that results in a major defect in residential building work or 2 years in any other case.

Inspections are undertaken in accordance with AS4349.0 - 2007 Inspection of Buildings - General Requirements & The National Construction Code and applicable Australian Standards.
